The Development Specialty Track program provides commercial real estate developers, investors, and consultants with an understanding of the resources and business practices required for successful development projects. The program content is structured around the Real Estate Development Matrix designed by Daniel Kohlhepp, Ph.D., Academic Program Director for Real Estate and Infrastructure at Johns Hopkins Carey Business School.
CCIM Institute recently enhanced the Development Specialty Track to focus more on the stages of the Real Estate Development matrix providing a more comprehensive approach to the development process. In addition to the existing eight courses by development tasks, students now proceed through the following seven new courses by development stages:
The Development Specialty track was created to get into practical skills that commercial real estate developers use every day. The program in its entirety will provide you with the foundation you need to be successful in commercial real estate development.
Advanced Commercial Real Estate Development Practices builds upon concepts presented in the full core Development Track curriculum. While all other courses may be taken in any order, Advanced Commercial Real Estate Development Practices can only be taken after Introduction to Development Workshop has been completed. You can view this guide for further explanation.
CCIM desiginees pursuing the Development Specialist distinction are required to complete all curriculum in the Development Specialty Track program.
This two-and-a-half-day workshop, which serves as the specialty track's foundation, is open to all students.

This course explores the fundamentals of real estate market studies and marketing strategy including promotion and advertising. Learn how to analyze property development opportunities, and bring a property to market.

This course examines environmental considerations and challenges in real estate development. Learn about environmental issues including environmental studies; sustainability certifications; surface, sub-surface, and atmospheric characteristics of the site; and possible historical and cultural restrictions on a site.

This course emphasizes the importance for developers to obtain the right permits and approvals that are needed within each stage of real estate development process. You will learn about the approval and permitting process and identifying the challenges of working with multiple stakeholders in the development process.

Physical improvements in real estate development may include roads, landscaping, parking lots, amenities, water treatment, and more. This course emphasizes that all improvements must be planned, designed, engineered, constructed, maintained, and renovated or replaced.

Transportation and Accessibility are special types of physical improvement in real estate development. These are moving and dynamic systems that feature human and physical interactions. Learn about identifying transportation and accessibility requirements for property, including public and private transportation systems users will access to arrive at the property, determining how space users will move around the property, and which party in the real estate development process is responsible for developing the modes for transportation and accessibility.

Land Banking is the first stage of the seven stage real estate development matrix. It is considered a passive investment position, but is an important aspect of the overall process. This session will explore how property can be acquired, financed and positioned to achieve the highest and best potential use for future development.

Land packaging is the second stage of the seven stage real estate development matrix. Land packagers acquire unentitled land and create a vision for future development. Land packagers buy land with potential and sell land with a plan. This session will explore how land packagers assess risk and analyze return for land packaging.
