John D. Selby, CCIM, of CB Richard Ellis in Tampa, Fla., and a partner represented Westbury Owner LLC in the $33.1 million sale of the 366-unit Westbury at Lake Brandon Apartments in Brandon, Fla., to Alliance Residential Co.

It’s certainly a good situation to have all parties in a transaction represented by CCIMs, says Virginia I. Wright, CCIM, of Bull Realty in Atlanta. She recently brokered a $3.3 million net-lease sale of a 10,771-sf Golden Corral location in Austell, Ga., from Edward J. Zorn, CCIM, of Joshua Realty & Loan, to Neil C. Efron, CCIM, of Noble Properties in Greenacres, Fla. “Working with two other people who know this type of sale helped move the deal along quickly and smoothly,” Wright says. “There was such a mutual respect for all parties involved.” One of the most effective ways to close a deal quickly is through the cooperation of multiple CCIMs. “We came to an agreement within days,” she adds.

Michael T. Keller, CCIM, of Thornton Oliver Keller in Boise, Idaho, negotiated the more than $8.6 million sale of the 157-unit Teton Apartments in Idaho Falls, Idaho, from Teton Apartments LLC to Meadowood Investors LLC.

Kenneth Joel Delvillar, CCIM, of Cushman & Wakefield in Orlando, Fla., and two partners represented Apartment Investment and Management Co., in the $8.5 million sale of the 208-unit Breakers Apartments in Daytona, Fla., to Continental Property Services.

Edward M. Penick Jr., CCIM, of Coldwell Banker Commercial Hathaway Group in Little Rock, Ark., represented Buffington Towers Ltd. in the more than $4.2 million sale of a 109-unit apartment complex in Little Rock to Buffington II LP. Robert M. White, CCIM, of Adams Commercial Realtors represented the buyer.

Diana Jiang Kaplan, CCIM, of Re/Max PP Commercial in San Marino, Calif., represented an undisclosed buyer in the more than $5.8 million purchase of a 35,000-sf 24-Hour Fitness in Vista, Calif., from an undisclosed seller.

David Lipp, CCIM, of Grubb & Ellis in Las Vegas, and a partner represented COG III LLC in the $4.3 million sale of a 29,974-sf retail property in Las Vegas to Mercado 888 LLC.

Stephen Horn, CCIM, of Ian Black Real Estate in Sarasota, Fla., negotiated the more than $3.7 million sale of 13,685 sf of retail space in Sarasota, Fla.

J. Keith Kidwell, CCIM, of Sperry Van Ness in Fort Lauderdale, Fla., represented RMS Properties in the $2.9 million sale of 12,655 sf of retail space in Miami Gardens, Fla., to an undisclosed buyer.

Casey Weiss, CCIM, of Access Commercial Real Estate in St. Paul, Minn., represented Bergstrom Automotive in the $2.9 million sale of a 24,579-sf retail property in Onalaska, Wis., to Brenengen Auto Group.

J. Keith Kidwell, CCIM, of Sperry Van Ness in Fort Lauderdale, Fla., represented RMS Properties in the more than $6.2 million sale of 2.68 acres of land in Fort Lauderdale to Tiffany House.

Scott F. Brenner, CCIM, of Brenner Real Estate Group in Fort Lauderdale, Fla., and a partner represented Pine Island Commons LLC in the $3.5 million sale of 5 acres of land in Plantation, Fla., to Xenia Management Corp. Horn and Ian Black, CCIM, of Ian Black Real Estate in Sarasota, Fla., represented Biter Idea Vault LLC in the $2.8 million purchase of a 41,000-sf office building in Sarasota from Century Bank.

Greg Wilson, CCIM, and Richard Mossman, CCIM, of CB Richard Ellis in Greensboro, N.C., represented KBR-LRC Madison Park LLC in the $6.3 million sale of 109,000 sf of office space in Winston-Salem, N.C., to an undisclosed buyer.
