Nick Miner, CCIM and the Biggest Deal from Spring/Summer 2023
Nick Miner, CCIM has been helping investors buy and sell commercial real estate properties for more than 25 years, and, holds the title of having the biggest deal from the ‘Deal Makers’ column in the fall 2023 issue of Commercial Connections magazine. Miner represented the buyers at JDS Development Group, LLC and DLS Development Group, LLC in the purchase of a $32 million six-property, five-state portfolio of retail properties from Salmanson, Capital, LLC. The properties were all located next to major universities in Arizona, Florida, Indiana, New Mexico, and Illinois.
Nick Miner, CCIM, is the Senior Vice President of Investments at ORION Investment Real Estate in Scottsdale, Ariz. Miner received his Designation in 2003, is a graduate of the Jay W. Levine Leadership Development Academy, and was the previous President of CCIM Technologies, a subsidiary of The CCIM Institute, now known as Site To Do Business.

We had the chance to sit down with Miner and learn a little bit more about how he initially became interested in commercial real estate, how he landed the biggest deal, and how he keeps himself motivated as a CCIM and commercial real estate professional.
Nick Miner, CCIM, had the opportunity to begin his commercial real estate career as an intern for MEGA Corp., in Omaha, Neb. He started his internship helping with site selection for cell towers. MEGA Corp later became a partner office to CB Richard Ellis, now CBRE: Global Commercial Real Estate Services, and Miner found himself working with the top office leasing and investment sales brokers in Omaha, Neb. Following the completion of his internship, he became an associate at MEGA Corp., and in turn, became a licensed real estate professional in the state of Nebraska in 1998. Miner’s new career focus became assisting clients and brokers with leasing and investment sales assignments.
Miner was encouraged by his colleagues and brokers to obtain his CCIM Designation and complete his path to the Pin as quickly as possible to help improve his credibility with investors. Miner found himself fortunate to receive a scholarship from the Nebraska CCIM Chapter to complete CI-101: Financial Analysis for Commercial Investment Real Estate.
“I owe a lot of credit to The CCIM Institute, my CCIM Designation, and my CCIM Pin. These credentials provided me with an unparalleled advantage when I would compete head-to-head with other brokers and firms and it allowed me to stand out from the rest of the crowd,” said Miner.
The CCIM Designation gave him the necessary tools and understanding of real-world applications and helps his clients feel truly valued when analyzing their assets.
Nick considers his ‘Dealmakers’ commercial real estate transaction to be his biggest commercial real estate career accomplishment yet. He had never had to manage 6 different asset purchases in 5 different states for just one buyer and one seller, but he had an exciting time completing the deal and had a lot of fun.
Miner first started the process by looking at various types of assets and locations with his long-term clients. They ultimately decided on this specific portfolio because it checked so many boxes off their list. Miner knew this would be the ideal opportunity for his client since it would be difficult to replicate this same commercial real estate deal.
Miner’s biggest takeaway from his deal? Managing expectations is paramount with a project this large.
“Larger commercial real estate projects take longer to get into escrow, longer for due diligence, and longer to close,” said Miner. “I compare my experience to that of a band leader, you must make sure to keep people accountable along the way with deadlines.”
Miner keeps himself motivated with a mountain mindset and a self-promise to never quit. He understands that this is a career that takes time to climb, but when you finally get to where you need to be the view is great.
“Commercial real estate is all about the people; it is a people business. Build relationships vs being transactional, and you will become the trusted advisors you really want to be for your clients.”
