Steel and Aluminum Tariffs Bring Uncertainty to U.S. Commercial Real Estate

New tariffs bring short-term concerns for U.S. commercial real estate development.

Coupled with recent fluctuations in hard and soft development costs, questions remain whether a tariff will produce a real price increase or if non-tariffed materials will fill demand domestically.

“A tariff resulting in less competitive pricing for steel and aluminum can certainly increase development costs,” says Professor Jeff Englestad, Ph.D, FRICS, CCIM, of the University of Denver's Burns School of Real Estate and Construction Management. “But keep in mind that this is a subset of one of the many development costs in a domestic development project.”
