Hotel Investment Tops $15 Billion

Hospitality transactions and property transfers increased slightly in 2012 from the previous year, totaling $15.3 billion, according to Lodging Econometrics’ Winter 2013 U.S. Transaction Trends Report.

Blackstone Group’s $1.9 million purchase of the Studio 6 and Motel 6 portfolio from Accor Hotels accounts for 649 of the 1,342 hotels that changed ownership last year.

The average selling price per room in 2012 was $117,869, up nearly $14,000 from 2011.

Equity funds were the top hospitality sellers last year, and one of the top buyers following real estate investment trusts. Both sectors invested more dollars as hotel property buyers than they procured as sellers.

Looking ahead, average daily rate, revenue per available room, and total revenues are expected to rebound to pre-recession levels by year-end.
