Big Deal: Jon Reno, CCIM, with Kidder Mathews represented Prologis in its $41.35 million acquisition of an 85,000-sf industrial facility on 11.2 acres of land in Commerce, Calif.

James Center, CCIM, with Newmark Knight Frank in Los Angeles represented both parties in Rain Bird Corp.'s sale of a 183,056-sf industrial property in Azusa, Calif., to Rexford Industrial Realty for $7.2 million.

John Crotty, CCIM, with Avison Young in Miami represented multiple sellers in the $7.8 million transaction of a 59,687-sf industrial property in Margate, Fla., to Center Business Park LLC. 

Jerry Davis, CCIM, represented Watanabe Plano Tech LLC in its $11.65 million sale of a 114,539-sf industrial property in Plano, Texas, to ATCAP.  

Reid Davis, CCIM, and Pete Harper, CCIM, with Lee & Associates Charleston represented UEC Properties LLC in the sale of a 42,637-sf industrial facility in Hanahan, S.C., for $5.15 million to CP Sea-Trail LLC. 

Ryan Goeller, CCIM, and Kevin Goeller, CCIM, and five other associates with Avison Young represented Transform Holdco in its $70 million sale of a 1.94-million-sf distribution center in Ocala, Fla., to the Reich Brothers.

Todd Hamilton, CCIM, with Citywide Commercial represented Bedtech in its $5.8 million purchase of a 80,090-sf industrial property in Phoenix. He also represented Maximum Management in the acquisition of a 50,000-sf industrial facility for $3.25 million and represented Chapman in its $3.25 million sale of a 57,000-sf industrial building in Phoenix.

Gary Lyons, CCIM, with Avison Young represented Foundation Capital Partners in its more than $3.45 million purchase of a 101,400-sf industrial property in Burlington, S.C., from Tag Development Company, represented by Tom Corbett, CCIM.

Hugo Overdeput, CCIM, of Colliers International | NH represented Frontgate LLC in the $4.5 million sale of a 52,800-sf industrial/warehouse facility in Salem, N.H., to All Access Equipment LLC, represented by George Brooks III, CCIM.

Robin Santiago, CCIM, with the Kase Group represented Jennifer Khuu in the $5.3 million purchase of a 25,344-sf industrial property in San Jose, Calif., from Jay Andre.

Retail

Big Deal: John Stroich, CCIM, with Green Valley Management Ltd. represented LS Properties in its $34.16 million purchase of the Kildonan Crossing Shopping Centre, a 180,000-sf retail property in Winnipeg, Canada, from RIOCAN Real Estate Investment Trust.

George W. Brusco, CCIM, of Merritt Realty Corporation represented Benderson Development in the $6.9 million purchase of a 14,230-sf retail property in Sarasota, Fla., from Diventi St. Armands LLC.

Scott Seyfried, CCIM, with Pace Properties represented Viking Partners in its $20.85 million sale of Ballwin Plaza, a 204,859-sf retail property in St. Louis, to Select Strategies.

Land

Big Deal: Peter Ciriello, CCIM, with LA Commercial in Santa Monica, Calif., represented an undisclosed buyer in a $6 million acquisition of land in Los Angeles.

Steve Dorenbush, CCIM, with Keller Williams Commercial in Puyallup, Wash., represented Royallade LLC in its more than $3.97 million sale of 10.8 acres of land in Tacoma, Wash., to Copart of Washington.

T. Sean Lance, CCIM, of Vertica Partners in Tampa, Fla., represented both parties in SMSHP-TBTV Inc.'s $3.25 million sale of 85 acres in Riverview, Fla., to Rhodine Development LLC.

Robin Santiago, CCIM, of the Kase Group represented Minh Q. Thai and Clive Fuller in their $3.3 million purchase of 2.05 acres of land in Morgan Hill, Calif., from Sunnyvale Life Inc.  

Financing

Big Deal: Yakhin B. Israel, CCIM, arranged a $40.9 million non-recourse bridge loan to finance the acquisition and renovation of a 13-property, 336-unit multifamily portfolio in Atlanta for an undisclosed buyer.

Beth Harrelson, CCIM, of PMC Real Estate Capital in Raleigh, N.C., arranged the $7 million refinancing of a Lowe's Home Improvement Center in Fayetteville, N.C., for an undisclosed borrower.  

Office

Big Deal: Cathy Jones, CCIM, with Sun Commercial Real Estate in Las Vegas represented Patriot Real Estate Holdings LLC in its $19.45 million purchase of a 60,499-sf office property in Henderson, Nev. 

Dan Adamski, CCIM, with JLL represented Houston Harbaugh in its more than $6.76 million lease of Three Gateway Center, a 26,548-sf office building in Pittsburgh from Hertz Gateway Center LP. He also represented HDR Inc. in its more than $8.86 million lease of 35,487 sf of office space in One Oxford Center in Pittsburgh. 

Steve Dorenbush, CCIM, with Keller Williams Commercial Offenbecher in Puyallup, Wash., represented Olson Investments LLC in its $5.5 million sale of a 30,320-sf office building in Bremerton, Wash.

Scott Henry, CCIM, of BH Properties represented an undisclosed buyer in the $14.5 million purchase of Reserve at Park Ten, a 145,000-sf Class A office property in Houston. 

Marc Magliarditi, CCIM, with Logic CRE in Las Vegas represented TAG Coronado 1 LLC in the $11.5 million sale of a 51,573-sf office building to an undisclosed buyer.

Neil Merin, CCIM, with NAI/Merin Hunter Codman represented GB Palm Beach in its more than $4.67 million lease of 12,147 sf of office space in Palm Beach Gardens, Fla., to Cohen Milstein Sellers & Toll. 

Bill Oates, CCIM, of Captex Commercial Properties in Austin, Texas, represented an undisclosed buyer in the $14 million acquisition of the 218,000-sf Centre One office building in Houston from Pacifica Centre One, represented by David Carter, CCIM.

Steve Offenbecher, CCIM, with Keller Williams Commercial Offenbecher represented Pulse Heart Institute and MultiCare Health Services in 7-year renewal of current leases valued at $3,998,877 for 15,470 sf of office space. He also represented MultiCare Health Services in the 10-year, $3.15 million lease of 10,032 sf in the Good Samaritan Medical Office Building in Puyallup, Wash.

Davide Pio, CCIM, of BCRE in San Francisco represented Shreemaya Krishnadham Group in its $8.3 million sale of a 30,000-sf facility in Fremont, Calif.

Michel Turcotte, CCIM, with Royal LePage Commercial represented a government health care entity in two leasing transactions worth more than $9.23 million for 48,000 sf of office space in Montreal.  

Specialty

Big Deal: Frank D'Ostilio, CCIM, of Real Living Wareck D'Ostilio represented Overseas Ministry Service Center in its $5 million sale of three buildings in New Haven, Conn., to Albertus Magnus University. The property is adjacent to Yale University and includes residential, office, and general-purpose areas.

Multifamily

Big Deal: Glenn Dulaine, CCIM, with Realty Executives SNV in Las Vegas represented both parties in SVR Apartments LLC's sale of a 292-unit multifamily complex in Henderson, Nev., to South Valley Ranch Owner LLC for $54.5 million.

Beau Beery, CCIM, with Coldwell Banker M.M. Parrish represented both buyer and seller in the $19 million sale of Windsor Hall, a 114-unit multifamily building in Gainesville, Fla. 

Erica Chih, CCIM, with Northcap Commercial represented Vegas Decatur LLC in its more than $17.31 million sale of a 192-unit multifamily property in Las Vegas to an undisclosed buyer. 

Peter Ciriello, CCIM, with LA Commercial in Santa Monica, Calif., represented an undisclosed buyer in the more than $9.37 million purchase of a 48-unit multifamily property in Los Angeles from an undisclosed seller. 

Todd Clarke, CCIM, with NM Apartment Advisors represented the seller in its $9.34 million sale of Village at North Fourth, a 75-unit multifamily property in Albuquerque, N.M.

Chris Gremillion, CCIM, with Latter & Blum represented an undisclosed seller in its $3.2 million sale of Cloverleaf Suites, an 80-unit multifamily property in Baton Rouge, La.

Devin Lee, CCIM, of Northcap Commercial represented ABJ Group Enterprises LLC in its $17.32 million sale of Rancho Mirada Apartments, a 160-unit multifamily property in Las Vegas. Lee, along with three associates with Northcap Commercial, also represented ABJ Group Investments LLC in the more than $14.41 million sale of Alpha Gardens & Villas, a 124-unit multifamily property in Las Vegas, to an undisclosed buyer. 

Ron Ross, CCIM, and Terry O'Neil, CCIM, with Compass Commercial Real Estate Services in Bend, Ore., represented Cascade Ridge of Madras LLC in its more than $5.67 million sale of a 64-unit multifamily property on 5.11 acres of land.  

Big Deal: Ali Asgary, CCIM, with Cushman & Wakefield represented the buyer and seller, both undisclosed, in a more than $15.29 million transaction for a 4.5-acre retail plaza with additional land planned for a mixed-use development.

Trisha Talbot, CCIM, Kathleen Morgan, CCIM, and Tim Westfall, CCIM, with Newmark Knight Frank represented Signal Healthcare LLC in its more than $4.57 million sale of Edison Place, an 8,958-sf mixed-use property in Maricopa, Ariz., to K&N Investors.

Tom Corbett, CCIM, and Gary Lyons, CCIM

Every complex real estate transaction has a host of moving pieces that need to be accounted for along every step of the process. But a recent deal for a 101,400-sf industrial property in Burlington, N.C., had more than the usual variables. The property, which sold for $3.45 million, was one of four that made up a $13.66 million transaction. Gary Lyons, CCIM, of Avison Young represented Foundation Capital Partners, a private equity investment firm in New York. Lyons worked with Tom Corbett, CCIM, who represented an industrial developer who chose to sell four American Tire Distributor locations in an effort to reposition his portfolio.

The two CCIM designees were able to navigate the obstacles present in such a deal, thanks in part to a mutual professional respect.

“Knowing that Tom Corbett was a CCIM designee and an extremely experienced commercial practitioner made the process far more enjoyable and easier to complete,” Lyons says. “Tom was extremely thorough in bird-dogging all of the information required by the buyer for them to complete the due diligence process in a reasonable time. He is a real pro!”

In total, Foundation Capital Partners acquired 436,400 sf of industrial space across the four sites, which are located in North Carolina and Virginia. The key to the deal, Lyons says, was patience during the professional negotiations over the properties that are 100 percent occupied by American Tire Distributor.
