The Biggest Deal

Tony Carlson, CCIM, of Grandbridge Real Estate Capital in Minneapolis and two partners arranged a $71.8 million refinancing of six manufactured home communities comprised of more than 1,700 sites for an undisclosed borrower.

Industrial

A. Scott Henry, CCIM, of Dalfen America Corp. in Dallas represented Dalfen America Corp. in the $10.2 million purchase of a 211,000-sf industrial portfolio in Atlanta from an undisclosed seller.

Dave Wallace, CCIM, of CRE Consultants in Naples, Fla., represented the Adler Companies in the $5.4 million sale of a 62,929-sf industrial complex in Naples from an undisclosed seller.

Sandy Shindleman, CCIM, of Shindico Realty in Winnipeg, Canada, represented an undisclosed seller in the more than $3.6 million sale of the 49,461-sf industrial property located at 1675 Inkster Blvd. in Winnipeg to U-Haul Canada Ltd.

Ian Grusd, CCIM, of Ten-X in New York City represented Hackman Partners in the more than $3.3 million sale of a 117,448-sf industrial building in Elgin, Ill., to an undisclosed buyer.

Office

Jill K. Rasmussen, CCIM, of The Davis Group in Minneapolis represented Physicians Realty Trust/DOC REIT in the $60 million purchase of a combined 121,240 sf of two medical office buildings on the Kingston Campus in Lake Katrine, N.Y., and Rhinebeck Campus in Rhinebeck, N.Y., from Kirchhoff Companies.

Neil Merin, CCIM, of NAI Merin Hunter Codman in West Palm Beach, Fla., represented Admiralty Acquisition LLC in the more than $18.5 million sale of an 80,800-sf office building located at 4400 PGA Blvd. in Palm Beach Gardens, Fla., to an undisclosed buyer. Merin also represented an undisclosed buyer in the $10.7 million purchase of a 45,000-sf office building located at One Harvard Circle in West Palm Beach from an undisclosed seller.

John Godwin, CCIM, of Marcus & Millichap in Detroit and a partner negotiated the $16.5 million sale of the 154,000-sf One Michigan Avenue office building located at 120 N. Washington Square in Lansing, Mich., from a Lansing-based partnership to a regional investment group.

Mike Bobick, CCIM, of Granite City Real Estate in St. Cloud, Minn., represented Sartell Office Partners LLC in the $8.4 million purchase of three office buildings totaling 65,947 sf located at 200, 205, and 250 14th Avenue East in Sartell, Minn., from an undisclosed seller.

John Millner, CCIM, of Bradford Allen Realty Services in Oak Brook, Ill., and a partner represented an undisclosed lessor in the $7.2 million 10-month lease of an 81,161-sf office building at 220 Remington Blvd. in Bolingbrook, Ill., to S&S Activewear.

Robert Burns, CCIM, of Robert H. Burns Company in Nashville, Tenn., represented Advent Properties in the more than $5.5 million lease of the 49,674-sf Summit Building in Brentwood, Tenn., to Laboratory Corporation of America Holdings.

Jan Berg, CCIM, of CBRE | Hubbell Commercial in Des Moines, Iowa, and a partner represented an undisclosed buyer in the more than $5.2 million purchase of a 165,319-sf office building at 317 6th Ave. and 500 Locust St. in Des Moines from an undisclosed seller.

Marcus R. Pitts, CCIM, of JLL in Des Moines, Iowa, represented 98 Investments in the $5 million purchase of a 31,250-sf office building located at 1601 W. Lakes Parkway in West Des Moines, Iowa, from an undisclosed seller. Pitts also represented 98 Investments in the $4.1 million purchase of a 30,000-sf office building at 4121 NW Urbandale Drive in Urbandale, Iowa, from Nelson Construction, represented by Justin Lossner, CCIM, of JLL in Des Moines.

Dave Wallace, CCIM, of CRE Consultants in Naples, Fla., and a partner represented a private investor in the more than $4.3 million purchase of 17 office units in the Royal Palm Professional Center located at 11440 Okeechobee Blvd., in Marco Island, Fla., from an undisclosed seller.

Elliott M. Ross, CCIM, of Ciminelli Real Estate Services in Tampa, Fla., represented Mangrove Investments LLC in the more than $3.1 million sale of the 14,222-sf office building located at 1501 S. Church Ave., Tampa, to 501 MB LLC.

Retail

Beverly Keith, CCIM, of Avison Young in Raleigh, N.C., represented Mooresville Partners in the $10 million sale of the 169,525-sf Mooresville Festival retail center in Mooresville, N.C., to Unison Realty Partners LLC.

Jordan Rieffenberger, CCIM, of Lloyd Companies in Sioux Falls, S.D., and a partner represented Blue Sapphire LLC and LLAP LLC in the more than $8 million sale of a 25,238-sf strip-mall portfolio in Sioux Falls to Highline Partners LLC and Foss Partners LLC.

David J. Stevens, CCIM, of Investment Properties Corporation in Naples, Fla., represented 5th Avenue South Investments LLC in the $8 million purchase of a 14,000-sf retail property located at 837 5th Avenue South in Naples from 837 Fifth Avenue South Ltd., represented by  Rainer Filthaut, CCIM, of IRC International Realty Corp. in Naples.

Liz Clare, CCIM, of Avison Young in Las Vegas and a partner represented 4343 N. Rancho Drive LLC in the more than $5.8 million sale of the 61,881-sf Imperial Plaza in Las Vegas to Royal Investors Group LLC.

Ryan Myers, CCIM, of LMS Commercial Real Estate in York, Pa., and a partner represented Conewago North Ridge Partners in the more than $5.8 million sale of 13.5 acres of land at Gateway Hanover Shopping Center in Hanover, Pa., to Sam's Real Estate Business Trust.

Greg Bedell, CCIM, of Progressive Real Estate Partners in Rancho Cucamonga, Calif., and a partner negotiated the sale of the 37,453-sf Yucaipa Plaza shopping center located at 34469-79 Yucaipa Blvd., Yucaipa, Calif., from a private Orange County-based investor to a private Los Angeles-based investor. Bedell and a partner also represented the private Orange County-based investor in the $3.2 million purchase of the 4,208-sf retail center located at 1935 S. Waterman Ave. in San Bernadino, Calif., from an undisclosed seller.

Chris Rink, CCIM, of SVN | Asset Advisory Group in San Diego represented a private investor from California in the $3.1 million purchase of a 3,303-sf Wendy's restaurant located at 3335 Ulmerton Road in Clearwater, Fla., from a Florida-based developer.

Multifamily

Glenn Dulaine, CCIM, of Realty Executives of Nevada in Las Vegas negotiated the $34 million sale of the 532-unit Sundance Village Apartments located at 6500 W. Charleston Blvd. in Las Vegas from Sundance Village LP to Charleston Capital LLC.

John Edwards, CCIM, of Carolina Apartment Advisors in Myrtle Beach, S.C., represented Bryant Park LLC in the $31.5 million sale of the 212-unit Morehead West Luxury Apartments located in Charlotte, N.C., to Tribridge Residential.

Antone Brazill, CCIM, and Devin Lee, CCIM, of Northcap Multifamily in Las Vegas and two partners represented ACVII-Hacienda LLC in the $28.5 million purchase of the 252-unit Conejo Villas Apartment Homes located at 5060 W. Hacienda Ave. in Las Vegas from an undisclosed seller. Brazill, Lee, and two partners also represented Hazelwood Investments LLC in the more than $4.2 million sale of the 76-unit Hazelwood Villas Apartment Homes located at 3851 Hazelwood St. in Las Vegas to an undisclosed buyer.

Michael Miyagishima, CCIM, of Sperry Van Ness MCRE in San Francisco and a partner represented Colony Apartments LP and Golden Sands Apartments LP in the $27.4 million portfolio sale of the 120-unit Golden Sands Apartments and the 200-unit Colony Apartments in Victorville, Calif., to an undisclosed buyer.

Dunston Powell, CCIM, of Carolina Commercial LLC in Mount Pleasant, S.C., and a partner represented Natwill Ltd. in the $7.2 million purchase of 34 multifamily units located on Habersham Street, East Broad Street, and East Gaston Street in Savannah, Ga., from WSB Acquisitions.

Jordan Rieffenberger, CCIM, of Lloyd Companies in Sioux Falls, S.D., represented Cumberland North LLC in the $4.9 million sale of the 54-unit Benson Village Townhomes located at 3760 N. 4th Ave. in Sioux Falls to an undisclosed buyer.

Matson Holbrook, CCIM, of MBH Investment Real Estate LLC in Milwaukee represented Doneff Asset Company LLC in the $3.4 million sale of the 94-unit Meadowbrook Apartments in Manitowoc, Wis., to TW Meadowbrook LLC and CD Meadowbrook LLC.

Land

Frank Pipgras, CCIM, of Frank Pipgras Real Estate Services in Sebastopol, Calif., represented Lytton Rancheria of California in the $30 million purchase of 568 acres of land in Sonoma County, Calif., from the Salvation Army.

Glenn Dulaine, CCIM, of Realty Executives of Nevada in Las Vegas represented Spring Mountain Procyon LLC, KCSL LLC, and FLSC LLC in the $11.5 million purchase of 8 acres of land at the southwest corner of Spring Mountain Road and Polaris Avenue in Las Vegas from RJP LV I LLC.

Ryan Myers, CCIM, of LMS Commercial Real Estate in York, Pa., and a partner represented Conewago North Ridge Partners in the more than $5.8 million sale of 13.51 acres of land at Gateway Hanover Shopping Center in Hanover, Pa., to Sam's Real Estate Business Trust.

David J. Stevens, CCIM, of Investment Properties Corporation in Naples, Fla., represented Jerry F. Nichols, Trustee in $4.8 million sale of 18 acres of located at the southeast corner of Bonita Beach Road and I-75 in Bonita Springs, Fla., to Horizon Park Investments LLC. Stevens also represented Truluck's Seafood LLC in the $3 million sale of 1.64 acres of land located at 320-322 Capri Blvd. and 218 Kon Tiki Drive in Naples, to JN Properties.

Jeff Cusson, CCIM, of Coldwell Banker Commercial Saunders Real Estate in Vero Beach, Fla., negotiated the $3.23 million sale of 600 acres of land in Vero Beach from Tree-O-Groves to Florida Power and Light.

Hospitality

Brandt Niehaus, CCIM, of Huff, Niehaus & Associates in Louisville, Ky., represented Indy Northwest Hotel Partnership LP in the $6 million sale of the 121-unit Holiday Inn Express Indy NW-Park 100 in Indianapolis to Park Property Inestments LLC.

Brad Bonkowski, CCIM, and Andie Wilson, CCIM, (left) owners and brokers of NAI Alliance in Carson City, Nev., have worked together to be a successful team and have served as mentors to help mold leaders in the commercial real estate industry. Melissa Molyneaux, CCIM, (right) of Colliers International in Reno, Nev., understands firsthand the importance of being supported by a mentor in the industry.

After meeting and working together through Commercial Real Estate Women’s Network, Bonkowski and Wilson helped persuade Molyneaux to pursue her CCIM designation. “I reached out to Melissa very early on and encouraged her to step up and be in the spotlight more,” Wilson says. “It’s easy for a woman to get comfortable at a desk in a back room and not really push for the top.”

Molyneaux followed through on the advice and obtained her designation in 2009. “One of the reasons I got a CCIM designation was because I am a woman in the industry,” she says. “I think because I started so early, at the age of 22, I was not taken very seriously. People assumed I was someone’s assistant. I wanted to become an expert, so I worked hard to get my CCIM designation.”

Recently Molyneaux represented Isbell Partners LLC in the $4.25 million sale of the 38,456-sf office property located at 639 Isbell Road in Reno to an undisclosed trust represented by Bonkowski and Wilson. Although it may not have been the CCIM designation that opened the door for this deal, their relationship was the foundation for the three brokers to successfully complete this transaction.

“We really make a point of trying to mentor individuals to continue their education and be involved, and not just get their deals done and go home,” Bonkowski says. “We encourage those new to the profession to go make a difference, put your face out there and be a leader — because you have to pull up the next leaders behind you.”
