Chamberlain responded to an inquiry from Chad Coons, CCIM, of Gillmor Coons Real Estate Group in Genoa, Nev., which eventually led to the completion of a $25.5 million retail deal. “Working with Lyle gave me the comfort of knowing that the other broker involved was experienced and knowledgeable for a transaction of this size,” says Coons. The deal for the 66,834-sf complex in Reno initially fell through, but Chamberlain assured his client that Coons had other interested buyers. “By representing the buyers in the transaction, I had to create numerous spreadsheets throughout the escrow showing different scenarios and changes in financing,” says Coons. “All of the spreadsheets used in prior CCIM classes gave me the tools needed to close a deal of this size.” Alves South Creek purchased the property from Horseshoe Bend LLC through a 1031 exchange.
