Leonard P. Deering, CCIM, of Berkadia Commercial Mortgage LLC in Chicago and a partner arranged the $44 million refinancing of the 571-unit York Brook Apartments in Bensenville, Ill., for YB Partners.

Paul Natalizio, CCIM, of Cornerstone Realty Capital in Lexington, Mass., arranged the more than $34.7 million financing of a 125-unit multifamily portfolio in Needham, Mass., and Wellesley, Mass., for True North Capital Partners. Natalizio also arranged the $11.1 million financing of the 90-unit Abington Glen Apartments in Abington, Mass., for Claremont Living LLC.

Anthony Tapie, CCIM, of Grandbridge Real Estate Capital in Atlanta arranged the $22.8 million financing of the 344-unit Ivy Commons Apartments in Marietta, Ga., for an undisclosed borrower. Anthony also arranged the more than $20.7 million financing of the 312-unit Brodick Hill Apartments in Lithia Springs, Ga., for the same borrower.

Kenneth M. Fox, CCIM, of Cohen Financial in San Francisco arranged the more than $16.2 million refinancing of the 160-unit Napa Garden Apartments in Napa, Calif., for a San Francisco-based investor.

Lawrence Harwood, CCIM, of Q10|Lutz Financial Services in Birmingham, Mich., arranged the $8.3 million financing for the rehab of the 66-bed Holly Convalescent Center skilled nursing facility in Holly, Mich., for an undisclosed borrower.

J. Jeffrey Castell, CCIM, of Cushman & Wakefield in Indianapolis and a partner represented Smithfield Foods in the $43 million sale-leaseback of a 419,052-sf cold storage distribution center in Greenfield, Ind., to Centurion Investments LLC.

Sandy Shindleman, CCIM, of Shindico Realty in Winnipeg, Manitoba, represented an undisclosed lessor in the more than $14.7 million lease of a 26,000-sf industrial property in Winnipeg to FedEx Freight Canada Corp.

Todd LaPlante, CCIM, of CBRE in El Segundo, Calif., represented TTC Partners in the more than $5.1 million sale of an 18,885-sf industrial property in Inglewood, Calif., to 3049 South La Cienega LLC.

Mike Milovick, CCIM, of Royal Lepage Grand Valley Realty in Kitchener, Ontario, represented a private buyer in the more than $2.6 million sale of a 30,699-sf industrial property in Kitchener from an undisclosed seller.

William V. Gonnering, CCIM, of Investment Properties Corp. in Naples, Fla., and a partner negotiated the more than $2.4 million sale of 44,947 sf of industrial space in Naples from Debanie to Tamiami Ford.

Sandy Shindleman, CCIM, of Shindico Realty in Winnipeg, Manitoba, negotiated the more than $24.2 million lease of a 58,462-sf retail property in Winnipeg from an undisclosed lessor to Sobeys Capital. Shindleman also represented Furniture Investment Group in the more than $5 million lease of a 27,940-sf retail property in Mississauga, Ontario, from an undisclosed lessor.

Edward Hanley, CCIM, of Hanley Investment Group in Corona Del Mar, Calif., and two partners negotiated the more than $18.5 million sale of a 24,000-sf retail center in Huntington Beach, Calif., from LBG Real Estate Companies LLC to a private investor.

Jean-Paul Beaulieu, CCIM, of First Capital Property Group in Orlando, Fla., represented Village HC LLC in the $17 million purchase of a 52,537-sf retail center in Orlando from GB BM2 LLC.

Young Ja Kim, CCIM, of Eden Realty in Atlanta represented Cobb Village LLC in the $6 million purchase of the 69,547-sf Publix-anchored Cobb Center Shopping Center in Smyrna, Ga., from Cobb Improvement, LLC.

George Spirrison, CCIM, and Simeon Spirrison, CCIM, of Adelphia Properties in Oak Brook, Ill., negotiated the $4.5 million sale of a 16,069-sf single-tenant, net-leased retail property in Warrenville, Ill., from an undisclosed seller to a 1031 investor.

Jim Casale, CCIM, of Lee & Associates in San Diego represented a private investor in the $4.5 million purchase of a 4,600-sf Verizon Wireless in Austin, Texas, from 10930 Lakeline LLC.

Nick Miner, CCIM, of Orion Investment Real Estate in Scottsdale, Ariz., represented JKB Properties LLC in the more than $3.3 million purchase of a 13,504-sf CVS Pharmacy in Mesa, Ariz., from SCP 2004E-014 LLC.

David J. Stevens, CCIM, of Investment Properties Corp. in Naples, Fla., represented Creech Road LLC in the more than $2.8 million sale of the 15,000-sf Seabreeze Plaza in Naples to 1031 Exchange Connection.

Thomas F. Campenni, CCIM, of Thomas F. Campenni Co. in Stuart, Fla., and a partner negotiated the five-year, $2.2 million lease renewal of a 5,000-sf retail property in New York City from the owner to Décor LLC NYC.

Cordell Brown, CCIM, of Price Edwards & Co. in Oklahoma City, Okla., negotiated the more than $8.2 million sale of 47.5 acres of land in Norman, Okla., from the Barbara G. Heatley Trust to Riverwind East LLC.

William Rollins, CCIM, of Land Solutions in Fort Myers, Fla., and a partner represented NM Development Group in the more than $6.8 million sale of 130 acres of land in Estero, Fla., to Pulte Home Corp.

Debra Stracke Anderson, CCIM, of Sloan Street Advisors/ITRA Global in McLean, Va., represented an undisclosed buyer in the $16 million purchase of 120,000 sf of office space in Greenbelt, Md., from an undisclosed seller.

Daniel Berger, CCIM, of U.S. Commercial Realty in Lancaster, Pa., represented Ohio Farmers Insurance Co. in the $7.2 million sale of a 79,000-sf office building in Manheim Township, Penn., to Lombardo Properties LLC. Christine Sable, CCIM, of Sable Commercial Realty in Lancaster represented the buyer.

Brett Sherman, CCIM, of Angel Commercial LLC in Southport, Conn., negotiated the $6.8 million sale of a 42,624-sf office property in Westport, Conn., from Roseville Estates to an undisclosed buyer.

Nick Miner, CCIM, of Orion Investment Real Estate in Scottsdale, Ariz., represented Parkwood Commercial Properties LLC in the $3.2 million sale of the 73,514-sf Parkwood Professional Plaza medical office building in Phoenix to Robert C. Penney.

Soozi Jones-Walker, CCIM, and Bobbi Miracle, CCIM, of Commercial Executives Real Estate Services in Las Vegas represented Security National Mortgage Co. in the more than five-year, $2.6 million lease of 12,866 sf of office space in Las Vegas from The Shops at Summerlin North LP.

Clint L. Sherwood, CCIM, of Investment Properties Corp. in Naples, Fla., negotiated the more than $2.3 million sale of 12,000 sf of office space in Naples from Jermen Properties to Front Street Holdings LLC.

Thomas McConnell, CCIM, of Redwood Realty Advisors in Hasbrouck Heights, N.J., and three partners negotiated the $5.4 million sale of a mixed-use property comprised of 32 apartments and 10 commercial spaces in Hasbrouck Heights from FAO Associates LLC to Crescent Associates LLC.

Jerry Heinrichs, CCIM, Investors Realty in Omaha, Neb., represented an undisclosed buyer in the $4 million purchase of a 37,000-sf mixed-use building in Omaha from Dennis Moran.

Brett Sherman, CCIM, of Angel Commercial LLC in Southport, Conn., negotiated the $4 million sale of a 9,184-sf mixed-use property in Westport, Conn., from Kowalsky Properties to an undisclosed buyer.

Michael T. Sims, CCIM, of Advisory Real Estate Services LLC in Washington, D.C., represented Adams `Mill Enterprises LLC in the $8.5 million sale of the 43-unit Reg Rosa Plaza apartment building in Washington, D.C., to 5525 2900 Adams Mill Road NW Washington LLC.

Cindy Hill, CCIM, of KW Commercial in Studio City, Calif., negotiated the $4.5 million sale of the 26-unit Weddington Apartments in Los Angeles from Ron Peaker to Tzvika Diner.

Hospitality

Big Deal

Kent J. Ducote, CCIM, of Truman & Co. in Key West, Fla., and a partner represented a group of investors with the project managed by Riley Hotel Group in the $4 million purchase of the 11-unit Azul Key West boutique hotel in Key West from the owner-broker.

Alex Turowski, CCIM, of Wabeek Realty in Palm Harbor, Fla., represented a private investor in the $2.7 million sale of the 17-room Algiers Gulf Resort Motel in Treasure Island, Fla., to an undisclosed buyer. Turowski also negotiated the $2.4 million sale of the 20-unit John's Pass Beach Motel in Treasure Island from an undisclosed seller to an undisclosed buyer.

H. Brandt Niehaus, CCIM, of Huff, Niehaus & Associates in Louisville, Ky., represented Richland Inn Lawrenceburg LLC in the $2.3 million sale of the 20,600-sf Richland Inn in Lawrenceburg, Tenn., to VRL Hotels II LLC.

CCIM ROI

 “The CCIM connection through all of this was the glue which kept this [deal] together,” says Lyle Chamberlain, CCIM, of Lee & Associates in Reno, Nev. Chamberlain responded to an inquiry from Chad Coons, CCIM, of Gillmor Coons Real Estate Group in Genoa, Nev., which eventually led to the completion of a $25.5 million retail deal. “Working with Lyle gave me the comfort of knowing that the other broker involved was experienced and knowledgeable for a transaction of this size,” says Coons. The deal for the 66,834-sf complex in Reno initially fell through, but Chamberlain assured his client that Coons had other interested buyers. “By representing the buyers in the transaction, I had to create numerous spreadsheets throughout the escrow showing different scenarios and changes in financing,” says Coons. “All of the spreadsheets used in prior CCIM classes gave me the tools needed to close a deal of this size.” Alves South Creek purchased the property from Horseshoe Bend LLC through a 1031 exchange.
