CCIM Business Forms

The CCIM business forms, used in all CCIM designation courses, are tools top real estate professionals use to calculate property cash flows.

Included here is the DCF Analysis form (which replaces the Annual Property Operating form (APOD), Cash Flow Analysis form (CFAW), and the Alternative Cash Sales Worksheet (ACSW) and the current CCIM Financial Calculator. These forms were developed in template format in Excel. All calculations and carries are done by the spreadsheet. You only need to enter data for the entries which have corresponding entry lines.

Please note the following special considerations when entering data on the Excel business forms:

When entering percentages, use either the % sign after the number or enter the percent in decimal format. For example, enter 34% as .34 or 34%. Do not enter whole numbers only.

When entering negative numbers, use either the minus (-) sign or parentheses. All negative numbers appear in parentheses on the form.

Entries for amounts are already formatted for dollar amounts.

The spreadsheet will carry all entries to two decimal places:
