New “Resimercial” Course Tailors CCIM Financial Analysis To Residential Market

Case-study driven curriculum equips agents with investment analysis skills.

CCIM Institute’s Ward Center for Real Estate Studies recently launched Residential Real Estate Financial Analysis, a one-day workshop designed to introduce residential real estate professionals to CCIM’s financial and investment analysis concepts.

Created for agents and private investors who want to position residential properties as investment opportunities, the “resimercial” course introduces students to the CCIM Cash Flow Model and provides them with customizable Excel spreadsheets. Workshop attendees will learn how to analyze the impact of loan to value on yield equity and calculate investment performance using gross rent multiplier, capitalization rate, before-tax cash on cash, internal rate of return, and net present value.

“CCIM’s investment analysis concepts are well-known in the industry for their practical application,” says Robert L. Ward, CCIM, the CCIM senior instructor with more than 40 years of commercial real estate brokerage, investment, and education experience who was integral in launching CCIM’s Ward Center in 2007. “These same concepts ring true for today’s residential investors, who can use these analyses to measure the financial feasibility and performance of single-family homes and condominiums. In addition, they can compare alternative investments using internal rate of return to see how the home will perform against other investment opportunities.”

The hands-on workshop uses case studies to illustrate time-value-of-money concepts and investment performance measures used to analyze investment properties. “Given an investor’s target yield, this workshop identifies the appropriate acquisition price for a property and the pros and cons of using leverage. Demographic data is also incorporated into the decision-making process,” Ward adds. “After completing a comprehensive property analysis, residential brokers and investors are left with a clearer picture of how an investment property will perform and the data to support a go or no-go decision.”
