Jackie Noel, CCIM, of Colliers International in Richmond, Va., and three partners represented Core Realty in the $81 million sale of an 818-unit multifamily portfolio in Richmond to two buyers. McCann Realty Partners purchased the 294-unit Hickory Creek Apartments, while MDO Capital bought Champions Club and Park West End Apartments, totaling 524 units.

Lauri Hines, CCIM, of SVN/ First Guardian Group in San Jose, Calif., and three partners represented an undisclosed seller in the more than $30 million sale of the 303,481-sf Chastain Center in Kennesaw, Ga., to an undisclosed buyer.

Jagbir Grewal, CCIM, of Ian Black Real Estate in Sarasota, Fla., and two partners represented 240 S. Pineapple Ave Office LLC in the $23 million sale of the 128,000 sf BMO Harris Bank Plaza in Sarasota to Belle Amie Anthem Realty.

Shad Phipps,  CCIM, of  CBRE in Columbus, Ohio, represented Pentagon Real Estate LLC in the $11.1 million sale of the 62,968-sf Pentagon Medical Building in Columbus to Westev Columbus LLC.

Steve Offenbecher, CCIM, of Coldwell Banker Commercial Offenbecher in Puyallup, Wash., and a partner represented undisclosed seller in the more than $10.5 million sale of the 71,000-sf Puyallup Executive Park in Puyallup to an undisclosed buyer.

Matt Ledom, CCIM, of Block Real Estate in Kansas City, Mo., represented an undisclosed seller in the more than $8 million sale of the 116,075-sf Mission Corporate Centre in Mission, Kan., to Cap Rocq Core.

Thomas F. Campenni, CCIM, of Thomas F. Campenni Co. in Stuart, Fla., and a partner negotiated the $20 million lease of 20,000 sf of office space in New York City to Learnvest.

Peter S. Shawaker, CCIM, of Reichle Klein Group in Toledo, Ohio, represented Toledo Edison Co. in the $6.3 million sale of the 278,000-sf Edison Plaza in Toledo to 300 Madison LLC.

Reid Davis, CCIM, of Lee & Associates in Charleston, S.C., represented UIG 2nd Properties LLC in the more than $6.2 million purchase of a 39,742-sf office property in North Charleston, S.C., from 3820 Faber Place SC LLC.

Charlie Mack, CCIM, of Mack Realty in Las Vegas represented Tropicana-Mojave LLC in the $2.4 million sale of a 13,138-sf office property in Las Vegas to an undisclosed buyer.

Soozi Jones Walker, CCIM, and Bobbi Miracle, CCIM, of Commercial Executive Real Estate Services in Las Vegas represented an undisclosed seller in the $2.2 million  sale of a 10,000 sf office and retail in Las Vegas to an undisclosed buyer.

Chris M. Caison, CCIM, of Grandbridge Real Estate Capital in Charlotte, N.C., and a partner arranged the more than  $45.5 million refinancing  of a 246,000-sf, five-asset office portfolio for Beacon Partners.

Kenneth M. Fox, CCIM, of Cohen Financial in San Francisco arranged the $26 million refinancing of the 80-unit Woodlark Residences in Larkspur, Calif., for California Landmark Group.

Neal Churney, CCIM, of Cohen Financial in Phoenix and a partner arranged the more than $10.6 million financing of the 77,794-sf Shoppes at Vickery Village in Cumming, Ga., for Vickery Village Community LLC.

George Pires, CCIM, of Stonecrest Financial in San Jose, Calif., arranged the $5 million financing of a 10,000-sf retail property in San Francisco for an undisclosed borrower.

Eric Fuhrman, CCIM, of Crye- Leike Commercial in Memphis, Tenn., represented the Institute in Basic Life Principles in the $6 million sale of the 550,000-sf former Nashville Memorial Hospital in Madison, Tenn., to a private investor.

Dean Saunders, CCIM, of Coldwell Banker Commercial Saunders Real Estate in Lakeland, Fla., and a partner represented Sunbreak Farms Ginn LLC in the $14.9 million sale of the 3,756-acre Ginn Ranch in Saint Lucie County, Fla., to La Potencia II LLC.

Cindy Hill, CCIM, of KW Commercial in Studio City, Calif., negotiated the more than $8.9 million sale of a 38-unit multifamily property in Sherman Oaks, Calif., from Richard and Shirley Kwak to Landmark Properties.

Davide F. Pio, CCIM, of BCRE in Pinole, Calif., represented an international buyer from China in the $7 million Internal Revenue Code 1031 exchange purchase of the 90-unit Parkway Townhomes in Sacramento, Calif., from Mark Kramer. Pio also represented the same buyer in the $7 million IRC 1031 exchange purchase of the 84-unit Gold Run Apartments in Rancho Cordova, Calif., also from Kramer.

Mark Hinkins, CCIM, of Hinkins Real Estate Analytics in Walnut Creek, Calif., and Jessie Rich-Greer, CCIM, of Avison Young in Reno, Nev., represented an undisclosed seller in the $14.1 million sale of the 44,884-sf Ohlone Village Shopping Center and an adjacent commercial property in Fremont, Calif., to an undisclosed buyer.

Keith Sturm, CCIM, and Deborah K. Vannelli, CCIM, of Upland Real Estate in Minneapolis represented an undisclosed seller in the $10.3 million sale of the 52,000 sf Gander Mountain store in Killeen, Texas, to an undisclosed buyer.

David J. Stevens, CCIM, of Investment Properties Corp. in Naples, Fla., represented T.H.F. of Fort Myers in the more than $7.2 million sale of a 25,549-sf Today's Furniture in Naples to KTJ288 LLC. Ron Koenigsberg, CCIM, of American Investment Properties in Garden City, N.Y., represented Punia Co. LLC in the $27 million sale of the 117,000-sf Cherry Valley Shopping Center, which includes 18,500 sf of office space, in West Hempstead, N.Y., from an undisclosed buyer.

Ember Grummons, CCIM, of Investors Realty in Omaha, Neb., represented JuleCo LLC in the $8.07 million purchase of the 75,432-sf House and Home Center in Omaha from  Pbirds LLC.

Jagbir Grewal, CCIM, of Ian Black Real Estate in Sarasota, Fla., and two partners negotiated the $6.5 million sale of the 38,000-sf, 99-unit Midtown Inn in Sarasota from Charter One to DAUS Capital.

Lee Ehlers, CCIM, of Investors Realty in Omaha, Neb., and two partners represented NS-FTC WH LLC in the more than $3.2 million sale of the 230,000-sf Ft. Calhoun Warehouse in Ft. Calhoun, Neb., to Electronic Real Estate LLC.

Edward Redlich, CCIM, and Chris Spear, CCIM, of ComReal Miami, represented Seafrigo in the $4.9 million lease of 30,000 sf of warehouse space in Miami from Flagler Development.

Jay Elicker, CCIM, and Anthony Provenzano, CCIM, of Sofos Realty in Honolulu arranged the more than $3.7 million sale of the 29,007-sf Cannery Row Industrial Condos in Honolulu from TRM Partners LLC to JLK Investments LLC.

Big Deal

Bill Adams, CCIM, of Adams Commercial Real Estate in Atlanta and a partner represented an undisclosed buyer in the $7.2 million purchase of 6 acres of land in Decatur, Ga., from multiple sellers.

Waddell Wright, CCIM, of Retail Development Group in Nashville, Tenn., negotiated the $3.6 million brokerage of 14 acres of land for a retail development in Cookeville, Tenn., from Highlands Residential Services to Sai Ram Partnership.

CCIM ROI

Christian J. Johannsen, CCIM, of NAI Merin Hunter Codman in West Palm Beach, Fla., and  J. Tyson Glasser, CCIM, of RealtyLink LLC in Greenville, S.C., never actually met face-to-face during the $12.3 million sale of White Oak Crossing, a retail plaza in Garner, N.C. But just knowing another CCIM is on the phone is sometimes enough to instill the confidence to complete the deal.

“It always gives me a sense of comfort whether I’m speaking with another CCIM on the phone or emailing them about closing a potential deal,” says Glasser, who represented the seller, NC Garner LLC. “You know that the other side has someone on their team who is well informed and educated because of the shared experiences and courses.”

Johannsen, who represented the buyer, Garner Advance, LLC, was also heartened by the fact there was another CCIM involved. “I believe Tyson responded to me at a more professional level, both on the phone and via email, because we have both been well trained in the financial aspects through our CCIM courses and are able to communicate that shared knowledge in whatever way is necessary,” says Johannsen.

As past president of the Florida CCIM Chapter, this is another instance for Johannsen of how the CCIM designation can open doors, instill confidence, and even help to complete the big deals in unexpected ways.
